• Non Smoking Properties: All of our rentals are Non Smoking. If there is any evidence of smoking, you will be responsible for any additional expenses for the restoration of the property. Expenses will be deducted from your Security Deposit and/or credit card.
• No Pets: No Pets are allowed in any of our rentals.
• Parties: Please remember you are in a residential neighborhood; therefore, please respect quiet hours between 10:00 p.m. and 7:00 a.m. Voices carry a long way in the still Hawaiian nights and early morning. If noise becomes a problem, you will be asked to relocate. Large parties, gatherings, weddings are not allowed. If this rule is violated, then the guest will be subject to whatever fines and penalties that may be imposed on us by the County of Maui and our property manager and your security deposit will be forfeit. Overnight guests are restricted to those names associated with this reservation.

If you are renting roll away beds, they must be used ONLY on carpeted areas.
• Lost or Stolen Items: We are not responsible for any personal items which may be lost or stolen from your rental. Always lock all of the doors and windows when you leave the property. Do not leave your valuables in plain sight - remember this is Paradise not Heaven…do not make it easy for your valuables to be taken.
• Telephones: Most of the properties have phone blocks, which require guests to use credit cards for long distance calls. Any long distance calls that you make, that appear on an owner's bill, will be charged against your security deposit or credit card.
• Property Damage, Sales or Unavailability: Our property manager reserves the right to move your confirmed reservations to another property of comparative value if it becomes unavailable due to damage, sale, etc. Note: This has never happened since we started renting in 2007.
• Reservation Changes: Your reservation is for the dates and property listed on your confirmation. Transferring your reservation to another property or changing the dates will result in the cancellation of your old reservation and the creation of a new reservation. Any deposits paid on the original reservation will be forfeit.
