    Is Maui accepting Visitors?
    YES!! BEGINNING NOVEMBER 8, Hawai‘i’s 10-day mandatory self-quarantine will remain in place for only domestic travel from the U.S. and its Territories. The State of Hawai‘i will align with federal international requirements. There will be no additional State of Hawaiʻi requirements for passengers flying directly into Hawaiʻi from an international destination. The airlines will screen passengers prior to their departure to the U.S. International passengers entering the U.S. from another state or territory will be treated as domestic travelers when entering the State of Hawai‘i  Click here for further information.

    How to Avoid Quarantine:
    Starting July 8, 2021, travelers vaccinated in the US and who are fully vaccinated shall not be subject to quarantine. Before traveling to Maui travelers must create an account at the Maui Safe Travels website. Health forms, flight info, vaccination info etc need to be uploaded there.     INTER-ISLAND TRAVELERS: If you are traveling between islands, you do not need to create a trip itinerary on Hawaii Safe Travels, take a COVID-19 test, or quarantine, regardless of your vaccination status or where you were vaccinated.

    FOR ALL OTHER TRAVELERS:  A negative COVID-19 test is required in order to travel to Hawaii. The test must be taken within 72 hours before my flight to Hawaii departs and it must be performed by a Hawaii travel partner. Travel partners are found at https://hawaiicovid19.com/travel-partners/

    Maui still approves ONLY HOTELS for stays by those being required to quarantine. Quarantine is taken seriously and those breaking it are subject to arrest, hefty fines and “deportation” back home.

    MAUI DOES REQUIRE MASKS: When inside stores, office buildings, restaurants etc. A mask is not needed when outdoors. These rules are evolving. For More info on Maui requirements Click Here. The penalties for violation of the mask mandate or any of the State of Hawaii Covid-19 rules is a fine of up to $5,000, a maximum of one year in jail, or both.

    Are you requiring properties on your site to meet CDC cleaning requirements

    We require each member our Ohana to be a legal vacation rental.  As such they must either have a license or operate in a resort property that does not require a license. They must have a Hawaii business license and display their Hawaii tax ID. We have a place at the top of the content area of every listing for this info. We track this info thru the county.  

    Currently Maui does not have standards in place for COVID-19 cleaning except to refer to the CDC.  At Maui Owner Condos we have compiled these CDC suggestions as well as those presented by VRMA (Vacation Rental Managers Association) and suggestions by physician members working with various state health department to compile a comprehensive check list for owners to use when working with their cleaners and deciding policy.

    You should know that the condos you can rent here already have much higher cleaning standards than most hotels and many condos not actively managed by their owners. Still we are fully outfitted homes and cleaning every surface, every pot and pan and every linen in the condo after each visit means doing a deep clean each time adds significant time to our cleans. With disinfecting and sanitizing  you can expect to see a special Pandemic Cleaning fee or increase in rates. In addition, waiting 3-24 hours prior to allowing a cleaner into a unit after each stay as the CDC recommends means a significant increase in costs for our owners.  It also means we can no longer accommodate back to back stays so don’t be surprised if an owner asks if you can move an arrival or departure by a day.

    We have recommended an isotonic sprayer with HOCL (Hypochlorous Acid is currently approved on LIST-N of EPA approved disinfectants against COVID-19).  Made using Electro Chemical Activation, the electrolyzed, antimicrobial biocide solution is safe on surface that touch food without needing to be rinsed off. It is also used to treat spinach and other foods to prevent other types of viruses and can remain active on a surface for an hour or more to deactivate any airborne virus that might settle on a treated surface.

    Suggested Cleaning & Guest Safety Guidance for MOC Members

    This guide for “MOC’s suggested Enhanced Covid-19 Cleaning” is based on updated resources from the CDC, WHO & the EPA and a review of cleaning checklists from leading vacation rental & hospitality sources. We will continually monitor CDC recommendations and update our policies and procedures as recommended. More info on our post 

    ENHANCED COVID-19 CLEANING/HOUSEKEEPING GUIDELINES:  (To protect our “first responders” (cleaners) and insure our guests have a safe place to stay, the recommendations are based on the unlikely scenario that someone occupying the home could have been sick)

    • Longer cleaning times are expected with appropriate increase in pay.
    • FIRST STEP: Thorough cleaning including molding, ceiling fans and drapes, with CDC approved household cleaners & disinfectants that are appropriate for the surface
      • Remove all magazines, tour guides, etc left by departing guest
      • Wash hands or replace gloves after cleaning each room to prevent cross contamination if present
      • On porous surfaces use a vacuum with HEPA filter to remove visible contamination if present and, if needed, clean with appropriate cleaners indicated for use on these surfaces prior to spraying with disinfectant
      • Do not sweep floors with a broom; instead use a vacuum cleaner (with Hepa filter)
      • Bedding & towels should not be shaken but bagged for cleaning off site or immediately laundered as appropriate in accordance with the manufacturer’s instructions. If possible, launder items using the warmest appropriate water setting for the items and dry items completely.
      • After each guest stay, properly clean all appliances and kitchen areas, including refrigerator shelving, the oven stovetop, coffee-makers, toasters, etc.
      • Clean/disinfect cleaning tools a guest might use.
    • 2nd STEP: DISINFECT/SANITIZE: After cleaning, disinfect all surfaces with appropriate  EPA-registered disinfectants . Use of an electrostatic sprayer using Hypochlorous Acid is recommended as it is safe for asthmatics and can be safely sprayed on surfaces where food is handled without requiring rinsing.
      • Use extra sanitization on frequently touched areas (thermostats, key pads, door knobs, appliance handles/knobs, phones, sink and toilet handles, railings, keypads, hangers,etc) as recommended by the CDC guidelines on cleaning and disinfecting
    • Service requests should be considered with regard for the safety of maintenance providers and guests. To limit exposure, defer nonessential maintenance while the rental unit is occupied and handle only emergency or urgent issues as allowed by applicable law where possible
    • Ensure that any HVAC/air filters have been replaced per the manufacturer’s directions. Consider whether more regular replacement of the filters is necessary. Use high filtration efficiency filters. Do not touch the surface of used air filters and remove and dispose of them with minimal disturbance using disposable gloves
    •  Coronaviruses naturally die in hours to days in typical indoor and outdoor environments. Viruses are killed more quickly by warmer temperatures and sunlight.
      • If an area has not been occupied for 7 days – REGULAR CLEANING is all that is needed
      • If an area is outside: Maintain regular cleaning standards

    Please note, during the course of the pandemic; for protection of our guests and to comply with CDC guidelines requiring us to wash all linens, pots, pans, plates, utensils, etc whether used or not after each stay , the unit may no longer be outfitted with the extra linens and kitchen supplies many have come to expect in our condos. Same with magazines, books & tour pamphlets. We apologize and hope for your understanding during this limited time. Lists of food & equipment delivery services, activities that can be done in smaller groups and one time use items are provided.  For your convenience, some of us have added disposable gloves, a few masks, & portable hand sanitizer to your welcome basket.

    Hosting
    Who can List a property

    The owner of any legal vacation rental on Maui may register and notify us they would like to list. If the Resort is not in our Database we are happy to add it if at least 3 properties are available to be listed. We would prefer if you have multiple properties that all be listed with us but this is not required. As for all directories, you many not link out to a website advertising properties that are not also on our website.

    What do you look for during an inspection

    All owners agree to allowing and paying ($45) for our inspection of their property. The inspection fee applied against the introductory year membership. Full rate info is available in the WHY LIST with us page. During an inspection we look at maintenance and upkeep issues, outfitting & supplies provided to the guests,upgrades and remodel info, decorating and the location on the property. We provide input to owners after an inspection for ways we feel they can improve on the rentability of their property. Not being remodeled will not prevent a property from being listed as long as the listing photos and info provide an accurate picture of the accommodation. Poor maintenance and outfitting issues will prevent us from accepting a listing. An inspection form is provided in our Owner area.

    Do you Charge Fees per Booking?

    No! We are a membership-based Directory with a flat annual fee based on the size, location and rental fee for your condo. Smaller units away from the beach will pay less than large ocean front units. It’s only fair as some accommodations can get higher rental rates BUT they also usually pay higher taxes etc so the difference isn’t large.

    Same for our Renters – We DO NOT CHARGE a fee for the use of our website. We provide a service funded by our member owners and some advertising. We believe renters should not be the ones to fund our site. We don’t have shareholders nor do we make huge profits. Membership fees go right back to advertising and website upgrades. We operate like an Ohana (family) and are dedicated to helping all experience the ALOHA offered on Maui.

    How to Host

    Hosting requires committment and involvement. We help with the process by sharing our knowledge and resources with each other. Our Hosts are all owners who want to share the properties they live in part time. They are knowledgable about their homes, involved and caring in the rental process and look forward to sharing their home and island knowledge with renters. Each home will offer a unique experience. These Hosts will also help with getting the word out about this site via conversations with friends, mentions on social media, in travel forums, emails and newsletters to guests, etc. More resource and hosting info can be found , in our owners section once you are resistered.

    How Do I Book a Condo?

    Each of the vacation rental homes on the this website is individually owned. To make a booking for one of them you must deal directly with the owner. Our webmaster can also help with reservations should you not be able to contact an owner.

    The easiest way to make a reservation is to use the BookNow Button, contact form, email or phone on the property listing page to email or call the owner directly. (Don’t forget to CHECK For AVAILABILITY first) Contact information can be found in the owner’s listing on our site (linked from the name of the unit on the calendar or from the resort page)

    Before you contact an Owner, CHECK For AVAILABILITY

    To save you time, we have an availability chart for all the properties on this site. It is kept up to date as far as possible by each owner. There may be times when this chart does not indicate the current status, but for the most part our owners are very good at maintaining this information. If the property you are interested in shows it is already booked, or if you have a wedding, reunion or other large group to book, please feel free to contact the owner of a property you like. Cancellations do happen and solutions can often be found for availability that is off by up to 3 days. Our members are also available to help you find other units should you need them. We all love our piece of paradise and are dedicated to passing on the Aloha! spirit of our islands.

    Though we (MauiOwnerCondos) maintain the network web site on behalf of rental home owners, the final financial contract is made between the owner and the renter. Rates are subject to change without notice so, please, check with the owner to confirm current rate.

    How to find your Perfect Accommodation

    The best place to look for that perfect property is the BOOK A CONDO or RENTALS tab in the menu at the top of our website. You can choose here to see your results in a LIST (with photos, rate info and link to listing), MAP or GROUP CALENDAR format. There are other search boxes through out the site to make it easy for you to search once you find other info you need for your decision.

    If your DATES are the important thing…. > If availability for your dates is more important than the location on the island, enter them in the search box on any page. You can then view the results in the List, Map or Group Calendar formats.

    If your DATES are FLEXIBLE … > Select the filters you want but LEAVE THE DATES BLANK. Click on the GREEN BAR above your results and you will see all properties that match your search in list form showing dates for the current month.  Use the drop down dates option at top of chart to change the month.

    If there are no results for your search … > try using the “no dates” option above. Click the green bar, choose your month. This will allow you to move dates slightly, put 2 condos together etc. Group Calendar Sample

    If you want to learn more about Maui before you search… >If you don’t know much about Maui or the adventures or types of accommodations that are found in the different parts of the island, use our MAUI GUIDES tab to learn about different parts of the island and what to expect from each. Remember unless your going to Hana you can get to most any part of the island within 40 minutes from the airport so you can STAY in one area and PLAY in many.

If you don’t specify dates – you’ll see all options. Use the # of people, # Bedrooms and rates to filter your results more or…. simply go to the page for that Resort, click on the link for the number of bedrooms you want and scroll through the listings. You can find a RESORT dropdown with links to all our resorts at the top of the Group Calendear page and on every page as a drop down in the SEARCH BOX.     Do you offer a Guarantee?

    We guarantee that Maui is a special place; a sunny area with lots to do and experience. We guarantee that you’ll have restaurants galore and stores to explore. But we also suggest you check the individual condos for their refund policy. Trip Cancellation Insurance is always a good idea when planning in advance for things beyond your/our control.

    We can also guarantee you are dealing with the actual condo owner or (in some cases) their personal representative by confirming ownership with Maui County prior to activating a listing. You can also be sure that every condo has passed our strict inspections. We re-inspect every 3 years and encourage renters to let us know if there is a problem. Since everyone’s taste is different, we require owners to have plenty of photos on their websites to give you, the renter, the ability to see for yourself before making a decision. Same with their rental and cancellation policies. We don’t regulate them, merely require they are available on the owner’s website so you can see them prior to renting. Dealing with the owner means you’re speaking with someone who really knows the condo and the area it is in. ASK!!

    You can help us maintain the quality of our listings. Let us know if a calendar or the rates for a property are not up to date or if you have trouble contacting an owner. Remember email or text message may be the best way to make contact as our owners are also great travelers. We all try to respond promply and maintain a proper, business like approach to our rental business while offering you a true, home like stay. A chance to experience life like a Local.

    Trip Planning
    How early should I book my condo reservations?

    You should book your condo as soon as possible, especially if your time is not flexible. Some of our reservations are booked 18 months in advance. When you decide to come, start researching and reserving. Many first time Maui visitors are shocked when they see how early South Maui books. We don’t have lots of high rises here and the condos are usually larger than in other areas so they really are a limited resource and book out early.

    What should I pack?

    Pack your bikinis and board shorts; sun dresses and Hawaiian shirts; plus skirts, shorts, Capri pants, and t-shirts; bring moisture absorbing cotton. Leave the sport coats and ties at home. Maui is casual. For men it’s especially so. Some ladies, however, still enjoy and want to DRESS: wear jewelry, designer clothing, etc. especially if they plan to dine gourmet. You will see cotton shorts to silk dresses no matter where you choose to go. Of course golf wear is always good even if you don’t play.
    Think casual, breezy, and comfortable. Most importantly pack your darkest sun glasses, highest number sun lotion, sandals, walking shoes and hats. Of course all of this can be rounded up at your first Saturday Swap meet for less than the second bag of luggage so pack light and buy a bag here to take back all your treats, gifts and special purchases!

    Should activity reservations be made prior to arrival?

    It’a always a good idea to book in advance if you know what activity you want. Just in case, check the cancellation policy. As a convenience to our guests, we’ve checked out concierge services and have found one we recommend. It’s not the cheapest or the most expensive, but we believe this concierge will be found to be extremely helpful.

    What's the Weather like? Is there a rainy season?

    In South Maui resides Kihei known as the sunniest place on the planet. An average year’s rainfall is 10 inches. Wailea and Makena are really more of the same as South Maui is a desert. Temperatures generally range in the 80’s during the day and the 70’s at night.
    It’s Cooler in KULA Upcountry) and wetter in Hana and a bit windyer on the West side. Check our WEATHER page for more detailed info. Remember if it’s raining where you’re at – a 15 minute drive will likely bring you to sun.

    Which part of Maui has the best Weather, Beaches etc?

    We Deal with these questions in our MAUI GUIDES section. Every part of Maui is special and will appeal to different folks or to all folks at different times. You can experience it all in one trip – the island is not that big. Do REMEMBER our Accommodations are not hotel rooms and take much time to clean and make ready for a guest. Most owners will charge a cleaning fee if you stay less than 7 nights. You can break up your stay into several parts of the island but it will cost you a bit more to do that. Look for “holes” in the group calendar and you may be able to avoid that extra fee.

    What can I do on Maui?

    There’s so much to do, see, and eat on Maui that residents here don’t ever run out of new things to occupy their time. The activities can revolve around whatever you fancy: the beach; the ocean; the culture; the sea life; the arts, crafts; or health and wellness, etc. You can do it on your own with a little research; sign up for a tour, trip, or tickets; or easiest for a fee, use our recommended concierge.
    Take advantage of the annual activities happening weekly such as the Music Festival, the Film Festival, Seabury Halls’ Craft Fair, the Hui No’eau Jewelry Show, the Makawao Rodeo plus all the events at the Maui Arts and Cultural Center (MACC). And if you want to play or watch golf… Trust us, you’ll never run out of things to do; all within reach if you choose South Maui.     Can I visit other islands?

    Yes. The Big Island (Hawaii), and Kauai can be reached by air usually going first to Honolulu (Oahu). The inter-island ferry that was so controversial is no longer running but you can reach the island of Lanai by taking a ferry from Lahaina.
    Add other islands, or stays at a second location on Maui, to the beginning or end of your trip to maximize the time of your stay. Please note most condos charge extra (usually by having you pay the cleaning fee) if you book a “short stay” (Less than 7 nights) so if you are planning on visiting multiple locations, try to minimize short stays to get your best rates. Our group availability calendar makes it easy for you to see open days between bookings for all our condos. Sometimes when an owner has an opening like that, they waive or split the cleaning fee.
