What We Do:

The South Maui Condos Owner Direct Rental Network (SMCODRN) is designed to help potential renters find the perfect property for their South Maui vacation. All of our properties in Wailea and Makena and many in Kihei and Maalaea are considered Premier Accommodations. We are dedicated to ranking well in search engine inquiries for our complexes and services which means we constantly monitor our listings, have an active on-line advertising program and are well optimised with content and information.

As a group of owners who actively manage our condos, we are always looking for quality properties to list on our site. We are not a profit making business. We are a network of homeowners interested in promoting the spirit of ALOHA. We have all seen our bookings increase by being listed in this Search Engine compatible site.

In order to provide the best possible services to our owners and renters, at this time we are not taking individual rentals in complexes we do not currently represent unless 4 or more owners wish to join us.

Our History: (Who we are)

Having owned several condos on Maui through the years, I've seen how difficult it is for individual owners to get their vacation rentals near the top of listings for Maui condos. Often these condos are the best maintained, outfitted and decorated condos in the rental market. I knew these were condos the public would want to rent if they could only find them.

Because of my background in website design and search engine optimization and my knowledge of the Maui rental market from both a renter and owner perspective, I decided I could make a difference for my friends and fellow owners and in 1999 began the South Maui Condo Owners Direct Rental Network (SMCODRN).

This group has been very successful. In our Wailea-Makena division we are selective, inspecting every unit and only taking those that meet our criteria. Those using our site have the benefit of knowing the ownership of each unit has been verified and the condition of the condo has been found to be at the top of the line for that complex.

Owners must have a web site or full page listing showing many photos of the condo itself, rates, rental policies and owner contact information. Each condo must also be actively managed by it's owner and owner occupied during part of the year.

Our Kihei-Maalaea division works a little differently. We are not quite so selective (except in the resorts of Maui Kamaole & Hale Kamaole) as we want to offer as many options as possible to renters. We believe we have found a way to do this and still maintain our reputation as a select group of condos you can count on. Ownership of all condos is confirmed prior to making a listing active. Owners who request and pass our inspection will receive a Blue Starfish of Excellence award. When you see this star by a units name on a Resort Page or our Calendar, you know the unit meets our exacting standards.

Our concept was well received. As you can see by our GROUP AVAILABILITY CALENDAR, the condos have exceptionally high occupancy rates and a large number or returning rentals. Owners tell us what a difference we've made to their bookings and renters compliment us on our easy to use informative site and the willingness of our owners to help with area information, finding additional rentals and in general conveing the ALOHA SPIRIT our lovely islands are known for.

How We Do It (SMCODRN Concept):

Since 2000, we have grown but still remain small enough to insure we know all our units. Originally we were primarily optimized for Wailea & Makena but have now expanded our reach to cover all of South Maui including Kihei and Maalaea Bay. We appear at or near the top of most searches for 'south maui condos' or 'owner rentals' and even for 'maui condos' in the major search engines - both natural and paid listings.

Our website currently averages between 900-1400 UNIQUE VISITORS per DAY, thus providing your self-catering accommodation with potentially 500,000 viewings a year by visitors looking for condos in South Maui. No other directory site is so targeted.

All condos on our site in Wailea, Makena and the Kihei complexes of Maui Kamaole, & Hale Kamaole, have been personally inspected by me or one of our members. A condo does not get on our site unless it meets our high standard of maintenance, outfitting and decorating. Many that are not initially accepted come to us again after a remodel or other changes and are often accepted at that time. Some hard to find locations or unit types may not be at the top of our scale but they are among the best available rentals in their category for their resort. Condos in Maalaea and Kihei Resorts in our Kihei-Maalaea Group earning our starfish award will be displayed ahead of others in our listings for the complex represented.

Inspecting a unit also means the unit is fairly represented on our website. Because we go the extra step to confirm ownership, offer accurate descriptions and are members of the Hawaii Visitor & Convention Bureau and Better Business Bureau (as PCIS in SE Michigan), the prospective renter is given another level of assurance that they are renting from the condo's legitimate owner - important in this day and age.

Our Kihei-Maalaea division works a little differently than Wailea-Makena described above. We will not be quite so selective (except in the resorts of Maui Kamaole & Hale Kamaole) as we want to offer as many options as possible to renters. We believe we have found a way to do this and still maintain our reputation as a select group of condos you can count on. Ownership of all condos is confirmed prior to making a listing active. Owners in these resorts who request and pass our inspection will receive our Starfish of Excellence Rating. . When you see this star by a units name, you know the unit is considered to be decorated, updated, outfitted and maintained among the best of their complex.

We are a small group and though we are always looking to expand to offer guests a wide selection of condo options in the various complexes we represent, we try to create the right mix of opportunity for both our guests and owners. To this end, we may limit rentals in any complex to help our current owners fill their calendars.

We do require owners have a web site or full page listing showing many photos of the condo itself, rates, rental policies and owner contact information. Each condo must also be actively managed by it's owner and owner occupied during part of the year.

For owners without such a site, we provide a page, at minimal cost ($120), that they can create and maintain which will provide this info which we require and believe the renter wants to know.

If you already have a website and are located in Wailea or Makena, we require a text link to our site on the index page of your site (or a similar page indexed by GOOGLE). For Kihei sites, we REQUEST this link. We are one of the few Area Rental Directory Sites that provide direct links to your website from several areas on our site. The link does not need to be obvious, it is more for search engine spiders than for human users, but it should be readable. Check out what our other owners have done.

All sites we link to must be family friendly and not use spamming techniques including cloaking and redirection. In return you will receive several links back to that site from ours. I'm sorry, but we can't take websites that advertise other condos in our area (unless registered on our site) or contain content or links to content we consider inappropriate for a family audience.

We offer an introductory rate (see table below) for first time owner memberships through December. After the introductory period, membership fees for the following year increase (see below).

the cost of one-half* night low season rental for your property.
*(If rentals rate is $700 or more, rental rate is capped at $700)

Required of all Wailea & Makena Properties

Also required of all Hale Kamaole & Maui Kamaole units or any Kihei or Maalaea property wishing to qualify for our Starfish of Excellence rating. The inspection does not guarantee membership or rating qualification but you will receive our comprehensive form noting areas needing to be addressed prior to membership/rating should you not qualify immediately.

Once you have registered (be sure to write down your user name and pw), you will be taken to your own WELCOME PAGE. To see the full functionality of our site, you must enter your condo into our database so choose the link to ADD NEW LISTING and enter your condo info.

None of this info is "live on line" but it is available for you to edit. I will not know of your interest in our group until you ADD your LISTING. Feel free to email me with questions

Some requests for Contact name, phone, email etc may seem redundant from the previous section but many owners have different contact info for their condo rentals than for their personal and business info. The info you enter in this section will be public, on the Internet once you join and become active. The info in the previous (OWNER INFO) section is private.

IF you do not have a website and leave the section blank on our form for WEBSITE URL, you will be directed to our ONE PAGE WEBSITE FORM. This is a very inexpensive way to create a website that has been proven effective in providing information that renters need and want when making decisions about condos to rent. If you choose to use this option for a "website" the only fee you pay for that page is $120. The ONE PAGE WEBSITE will be yours for the life of your membership with us.
